After Contract Follow Through
We Continue To Work For You Until Your Property Closes. . .
Attorney Review
Upon fully executing your Contract of Sale, we will deliver the contract to your Attorney and maintain communication until closing.
Escrow Agents
We will also open an escrow account to hold the deposit money. Account balances will be communicated to the Buyer's lending institution.
Financing
Through our mortgage affiliate, every available financing option will be offered to the Buyer. Rates are extremely competitive, and their service is excellent.
Home Inspection
As your representative, Real Estate Consultants, L.L.C. will be present during the Buyer's inspection of your home, and we will immediately inform you of any potential concerns which arise at the inspection. Please anticipate a full structural inspection. This includes termite, radon, oil tank, asbestos, lead paint, and well and septic, if applicable.
Appraisal
As your representative, we will assist the appraiser by providing recent comparable sales information.
Contingency Dates
We will regularly communicate with you and advise you when each contingency in the contract has been satisfied.
Certificate Of Occupancy
You will be advised of specific township requirements and we will provide you with the names and telephone numbers to arrange your inspection.
Smoke Detector and Fire Extinguisher
State law requires that the township inspect your smoke detectors and fire extinguisher prior to Certification closing. You will be provided with the proper name and telephone number to arrange your inspection.
Communication
We will keep you informed about all communication with the Buyer, Attorneys, Realtors, inspectors, lending institution, township officials, contractors, etc. As your representative, we will always be looking out for your best interest!
Insurance
We will make sure all necessary insurance is in place prior to occupancy.
Final Walk-Through
We will be there for you at the final walk-through, prior to closing.
